This 3 bedroom detached villa is located on the beautiful and well established Mar Menor Golf Resort just 5km from the beaches and tourist attractions at the popular family resort of Los Alcazares in Murcia. The property is located in a quiet residential street on the Mar Menor 2 community, just a minutes walk from the nearest communal pool which is one of 15 available for use on the resort. It is just 2 minutes walk from a Spa supermarket, gym, padel courts and a family picnic area with benches, tables, enclosed children's´play park, petanque pit and table tennis tables. There is also a 1.3km outdoor fitness circuit with running track and various outdoor gym equipment along its route, again just a minute´s walk from the house. The resort centre with its 5 Star hotel, golf clubhouse, pro-shop, Irish sports bars, Italian restaurant, poolside bar, Asion fusion restaurant, taxi rank and central pool with bar and restaurant is about 5 minutes walk away and the bank, bus stop and numerous bars, International restaurants and shops is around 500 metres in the opposite direction.  

This single storey detached villa is situated on a 317m2 plot and offers approximately 112m2 of internal living space. There is a very large open-plan lounge and dining area measuring approximately 36m2 and a galley style kitchen with lots of storage sonf quality appliances. There are 3 double bedrooms, all with built-in wardrobes and 2 bathrooms, one of which is ensuite to the master bedroom. There is a 10m2 covered dining terrace to the rear and a huge 50m2 roof solarium offering great views across the resort and partial views of the golf course. 

Whilst there is the use of the 15 superb communal pools the property also has plenty of room to install a private pool. The inside of the property has just been modernised with the following modifications and improvements all carried out within the last 6 months:

  • Brand new "Hudson Reed" anthracite and chrome radiators in all the bedrooms, dining room and lounge areas (imported from the UK)
  • Replaced all the original and installed many additional "Niessen" anthracite and chrome electric sockets and switches throughout the property. 
  • Replaced all old lighting and added many additional, superflat, white LED spot lights with 4 modes of lighting effect in all the bedrooms and the same but IP65 waterproof versions in bathrooms. 
  • Installed 4 mode, large diameter superflat LED lights in the kitchen 
  • New pendant style brass and black light fittings in lounge and dining room
  • Modern, ceiling fixed, pendant style bedside lamps in all 3 bedrooms 
  • Brand-new modern, contemporary, satin grey internal doors throughout
  • Added new cleaning cupboard with shelves
  • Removed kitchen hatch to create new and more open entrance to kitchen and also highered all three doorways into the kitchen and both bedroom areas
  • New satin grey sliding wardrobe doors in all bedrooms (being fitted this week - images will be updated after) 
  • Painted throughout 
  • New brass curtain polls and curtains
  • New blinds in bedrooms
  • New tilt-and-turn "Rehau" windows in bathrooms

In addition, the original hob and oven found in most villas here were replaced with Bosch and Siemens around 2 years ago and all the AC machines were replaced around 2 years ago with modern, efficient LG units.  

THE RESORT

The resort benefits from secure gated access and 24 hour man-guard security. The resort is characterized by its colourful floridian style houses, beautiful open green spaces, numerous plazas with fountains, tropical plants and seating areas as well as gated children's play parks, an open air gym circuit, picnic areas and 15 communal swimming pools. At the resort's centre is the fabulous 5 star Intercontinental Hotel and Spa. Here you will also find the golf clubhouse and spikes bar which offers food and drink daily, the Nomad International Restaurant, Fontana Italian Restaurant, El Olivo Pool bar & Restaurant, The Steakhouse Poolside Barbecue and Mitzu Sushi and Asian Restaurant. There is also a floodlit tennis court, the Clover Irish bar, Spa Supermarket, Taxi Rank and golf practice area here.

A few minutes walk from the centre you will also find 8 Padel Tennis Courts and a well equipped Gym which offers very reasonable daily use rates or monthly contracts. There is also a free to use gym in the resort town centre and a further Gym, Spa and indoor pool at the hotel which also offers discounted membership packages for residents and owners.

A short 5 minute walk from the centre takes you to the Boulevard Commercial area which is located just outside the resort entrance. Here you will find a number of bars and restaurants offering good value food and drink as well as live entertainment all year round.

There are also all year round activities available for residents and guests which include Zumba & Yoga classes, Spanish courses, painting and pottery classes and various social events such as Padel Tennis each Monday evening and coffee mornings each Wednesday morning. Activities are always being added and are updated regularly to suit the time of year.

In addition to all this there is of course the 18 hole, Jack Nicklaus and Dave Thomas designed championship golf course. The course has been used for various televised tour events and offers 2 challenging 9 hole golf experiences. The front nine, designed by Dave Thomas, is residential golf weaving its way between the villas in the resort centre and features wide flat fairways and carefully positioned sand and water hazards. Turning into the back 9 you will notice the houses disappear, the fairways become more undulating and the rough becomes deeper and far less forgiving. The feature holes on the course are 13, 14 and 15 which encircle a large and beautiful, open lake which is also home to a wide variety of waterbirds.
